Often dubbed the 'Notswolds', the county of Northamptonshire, offers all the charm of the Cotswolds without the hefty price tag. With its rolling green hills, historic villages and honey-coloured stone buildings, it's no wonder house hunters are starting to look there.
The historic market town of Oundle is one of the region's biggest hidden gems. Known for its beautiful Georgian architecture, quaint streets and stunning cottages, it has the look and feel of a classic Cotswolds village but without the millionaire postcode premium.
Chris Woodford, of Woodford & Co, property consultants and auctioneers in Oundle told The Telegraph: "It has a similar stone to the Cotswolds, with beautiful villages and surrounding countryside, but is better connected and comes without the price tag."
The market town is located close to the A1 and A14 and London is only 45 minutes away. Airports like that of London Luton, East Midlands and Birmingham, are all within 90 minutes distance of Oundle as well.
Oundle is also just minutes away to many 'Good' to 'Outstanding' schools making it an attractive choice for families.
According to property site Rightmove, the average house price in Oundle over the past year was £381,071 significantly less than many Cotswolds towns, where homes often exceed £500,000.
While the average property price in England rose to £290,000 in the 12 months leading up to May 2025, Oundle still offers impressive value including a two-bedroom Edwardian terraced house currently listed at just £210,000.
Set within walking distance of the town's shops and amenities, the property has double glazing, modern kitchen with integrated appliances, a light-filled living room, and a private courtyard garden.
Another property located right in the town centre is going for just £215,000 and is even Grade 2 listed with two bedrooms and a private garden.
Spread across two floors, this stylish and modern home sits within a charming stone building that wouldn't look out of place in the Cotswolds.
A three-bedroom semi-detached home in the heart of Oundle is currently also on the market for £225,000. The property features hard flooring throughout the ground floor, a cosy fireplace, a family bathroom plus an additional toilet.
